When selling a house are you required to inform prospective buyers of a dead tree in a neighbor's yard?

When selling a house, are you required to inform a prospective buyer that a large dead tree in a neighbor’s property might fall some time in the future and hit the new owner’s property?

I don’t think you would necessarily be required to report it since it is not part of the property that you are selling. However, I do think it would be wise of you to disclose it just in case.

If you really want to take care of the problem though, go ask your neighbor to remove the tree or at least have it cut so that it isn’t in danger of falling onto your property.
