Tips for selling my house faster?

Hi, I live in northern Florida, and I am stuck in the horrible housing market like a lot a people in the U.S. I was just wondering if anyone knew any good tips or ideas to get my house sold faster. Or mabye like some popular websites I could put it up on.

    Pricing it right is the key. The first thing buyers are looking for is a great deal. Prices are falling and many would be buyers are waiting and many others may not be able to get financing. Even if you need to sell short, its better than a foreclosure. Remember you competing with other foreclosures and you want to sell. There maybe taxes you need to pay but either way short sale or foreclosure there’s taxes. But I believe Pres. Bush is trying to eliminate the tax for a short period of time. Consult a tax advisor.

    STAGE STAGE STAGE.

    Everything is about appealing to the buyers. Watch the HGTV channel and you’ll get tons of ideas.

    Some suggestions off the top of my head are.

    Clean everything meticulously.
    Clear off the countertops in the kitchen
    Paint all rooms a cohesive natural color.
    Change the furniture arrangements. Make sure you are using the most of your space. Most of the time home buyers need to eliminate some of their furniture to make the space feel more open.
    Accent your windows with draperies.
    Switch out old light fixtures for new ones.
    Manicure the back and front yard.
    Plant flowers, curb appeal is the first thing the will notice.
    And please make sure to take out all family pictures and little sentimental pieces.

    Facilitate weekly open house, manicured garden/lawn, neutral colors on wall and carpet, and make sure there is no clutter in the house by making it look like anyone can just move in so you may want to stage furniture. Of course, get a really good real estate agent that will leave surveys with visitors to rate your house so you can get good feedback and know what to improve.

    I know this sounds crazy but it worked for me.

    Wrap a small statue of Saint Joseph in newspaper and bury it in your yard. You can google this idea and get more specific instructions.
