As far as I know if we want to sell a house, one way is to lower the price below average than what the surrounding area offering.
Are there any other ways?

There are a handful of things you can do to make sure your house sells quickly.
First, you need to make sure it’s priced right. Have your Realtor pull comps for the area, and go slightly below the sold price for a house that’s very similar to yours.
Second, make sure the house looks good. This may mean going through and taking out some extra furniture to make it look larger to the average person coming to look at it. Eliminate clutter, emphasize spaciousness, and even paint walls a neutral color. For a full list of tips, check out the article in the sources section.
Third, work on the curb appeal. Remember the house has to be rid of personal items (pictures, posters, etc.) so that any buyer will be able to easily imagine themselves in that home. So fix up the yard the best you can, and make sure the house is neat and tidy. All of this will make your home seem more valuable – which means your slightly lower price will seem like a bigger steal.

Yes, price it below market. Make sure it is neat and clean. Curb appeal is important so make sure the yard looks as nice as it can this time of year. Don’t have anything cluttering up the place.
Remove personal mementos and pictures. Declutter the inside. Be sure you don’t have too much furniture in it as that makes the space seem smaller. If it needs paint, that is an inexpensive way to upgrade the appearance.

you could finance the sale of the house yourself….owner financing will get you more buyers and a quicker sale… you will , also, make more money—-the sale price + the interest
