In addition to this if you do for sale by owner, you will need to advertise your home for sale which can be expensive.  

I would really recommend using a real estate agent, because there is so much that can happen while selling your house that an agent can protect you from.  You can&#039;t even imagine some of the issues that come up!  Also, when you use an agent and list on a multiple listing service, you instantly have all the agents who are a member of that service who could potentially sell your home.  You will pay no costs for advertising.  And normally, you don&#039;t pay unless your house sells.  That&#039;s better than a money back guarantee!

I understand that 6% of $155K is a lot of money.  However, I do not recommend raising your price more than the house is worth to try to cover commission.  Only two things sell a house--price and promotion.  If you are priced too high, then your house will not sell.  You need to be priced right to sell sooner.  If it sits on the market too long, people will try to low-ball you.  Talk to a real estate agent with a good reputation in your area.  Have them do a market analysis of your home and tell you what it is worth.  Usually there is absolutely no obligation.  Find out what kind of commission they charge, figure out what your bottom line is, and list with them if you can get your $12K.  Good luck!</description>

One thing you can do is tell the realtor what you have told us and see if they could raise the asking price a little to cover the commission.
