put it on the internet, lie and say u reduced the price, that catches attention. Andput it in the newspaper.

make the price low since the beginning because that’s when the most people will look at it…make sure it is spotless in and out, the front yards is the first impression make sure that looks great. Buy vanilla or cinnamon only! scented air freshners. Make sure theres no cars parked in the front, especially when u take the picture.

Get a real state agency………… and clean your house and make it is in good condition.

Get a state farm agent to sell it. They will do it the fastest. Make sure it’s fixed up and doesn’t look the slightest bit dingy or dumpy. Get an outside opinion to make sure it looks fresh and new. And you will have the quickest results with white walls inside.

    ADVERTISEMENT IS THE KEY!

If your house is priced right for the current market conditions, it should sell in 30 days. You can also look into ‘staging’

You have already moved out, so I am guessing the house is empty. You may want to look into having your home ‘staged’ with rental furniture. This helps the potential buyer see it as a home instead of a house. Also try to neutralized the house, get rid of purple carpet, yellow drapes, paint the walls white, etc.

Get it listed with a real estate agent, you will need to pay a commission, but they will market it for you so you do not need to interact.

    Price sells, bottom line.

well publish it on a newpaper then
have an open house (make sure everything is clean)
finally if they ask for a lower price get the phone number and see which is a fine deal

    Auction it off.

Set a figure of what you want it to sell at, should it not reach the amount you want for it, it won’t be sold.

Do like my dad did one time when i was younger… hang up posters with big bold letters at the top that says "DO NOT READ THIS" and in smaller letters lower down it says " … unless you are interested in buying a 20,000 sq. ft. house w/ 4 bedrooms and 2 1/2 baths… etc, etc." it is very effective indeed!!! Give it a try… people honestly cannot resist reading something that they are not supposed to read, therefore, tons of people read it daily.

Well i dont have experience in this but you can put up ads regarding your house and put a sign FOR SALE.,someone must come…you can ask a Friend or an old neighbor that you trust to take care of this …..if you say you are so far away.Without losing profit..hmm that depends ….on what stage you left your house in …you must make it as presentable and beautifully as you can because as everyone know we live in a very superficial society and beauty is all for most of the ppl.Anyway…GOOD LUCK!!

Your biggest problem is that you are selling into the bust of a housing bubble. Your second biggest is that you are not living in the house, and prospective buyers will sense that. (Can you come back for appearances? Can you move some furniture back in?) Your third biggest problem is that you are selling at a time when no one would buy anyway. Prospective buyers have children in schools where they are, so they will not be really interested until toward June. Under these conditions, it is hard to reconcile your need for speed with your desire not to "lose your profit."

One answer: Put the house up for auction. (Contact a realty auctioneer) This will attract buyers who want it. They will compete, The auction will be over in an hour. You will get the best price that the market offers. If one person wants it more than another, the bid will be higher. Downside: Profit? Paying off the first mortgage?

Second answer: Wait the market out. Depending on your finances, take a bridging loan. This is a loan that you take to keep on owning the first house while living in (and paying on?) the second.
