The house is free and clear and has no mortgage on it. I wish to sell the house yet continue to live in it until my death, at which time the house will belong to the person or institution which gave me money for the house. What is this type of will called and who would I have to contact to make such an arrangement.
I believe this is called a "life time estate" but not sure. Where could I get more information?

I has several problems that I would have to fix before I could sell it. I have someone that would buy it at the ,000 and would fix it up. It needs a new roof, new carpeting, patched holes, fixed plumbing, and a separate gray water septic tank (for laundry water) installed. Basically, I would need about ,000 to fix it up and sell it at the price of what I owe (,000), so I wouldn’t make anything on it. Plus, I don’t have ,000 or anywhere near it. Should I sell it as is and then continue to pay on my mortgage? Will my mortgage company let me do that without the house to have the lien on? Any other advice and/or websites you can direct me to would be appreciated.
I purchased the house 3 yrs ago and it was appraised at 55,000. I bought it for 54,900. I have already estimated the work that needs to be done with the people that I know and what I can do myself to be approx ,000 to 18,000. However, in my neighborhood, houses are depreciating. I will be speaking to a Realtor this week as well.

She is about to put it on the market and I dont wanna move. The house is old but beautiful and in great shape except the heating and air conditioner needs replacing and all the pipes under the house need replacing because they could go at any minute. Those two things are the 2 reasons were are selling the house because we cant afford a new heat and air system, and new pipes under the house. But i love this house with a passion and so does my mom. what can we do to have to keep from moving. the heat and air need to be replaced soon and so do the pipes but we cant afford to replace them, so what else can we do about it besides moving. Its the best house we could ever get and we wouldnt ever have a house as nice as this one.Well we had a leak in one of the pipes and when the plumber put in a new pipe another pipe would spring a leak and it would keep springing leaks when he put a new pipe.
and then the plumber finally got the leaks to stop and he said all the piped need replacing and they could go at any minute.

Potential buyers have consistently acknowledged that the internet is usually the first place they look to find a new home. Marketing step number one is to make sure either you or your representative will have your home placed on the internet for maximum exposure.

Now that you have taken the first marketing step of placing your home on the internet you go to step two. You have to ask yourself “Who would really benefit from living in this home, neighborhood or community?” Develop a profile of such a family and ask what their needs are? What does my house have to offer to fulfill their needs? Once you have developed this profile then match the needs to what your home provides for the needs. Then market to the needs. So many times when a house is marketed it is sold like one size fits all. Not true- a senior citizen may have absolutely no desire to move into a neighborhood with young families. Of course, there are exceptions but you go after the most likely buyer. Just by addressing their needs in your marketing approach you will likely attract interested parties.

The Price is Right

Now we come to the point of deciding a market value price for your home. This can be the real deal breaker. Even if you have a highly desirable home in a highly desirable area, buyers will walk away from a home that is grossly overpriced. The inventory of unsold homes is too great and buyers know this. You need to get the information on the sales of homes in your neighborhood or area during the last year. You have to discern which sales are distressed and which are regular sales. A distressed sale can really distort your homes market value. Do you play to the distressed sale? Unless you are in a distressed situation, then absolutely not. A fair market value is what price an informed seller and informed buyer agree to conclude a real estate transaction. You know what the market value of your real estate is worth when being sold not under duress.

My mothers dishwasher got bad and she said to me that it would have to be replaced if we sold the house. I felt if something is getting bad on the house like windows or a roof that they would take that into consideration from the selling price of the house. Is my mom right that you need to shell out money to fix everything up in a house before selling it or can the new homeowner worry about that?
