I am executor of an Estate / Power of Attorney!!!!.  I know that I must sell the house, but how do I sell the contents of the house?
Can I make money?  Where do I find people who can help?&quot;

&quot;You’ve figured out what you or the family wants, use or need and you’ve got a whole lot of house contents left over. Family and friends are too busy to help and you are overwhelmed.  Where do I go from here?

The first thing to remember is… what you think is worth money, sometimes isn’t and what you think is junk, may be worth something. Remember you have used the item for 30, 40, 50 + years.   If you’re looking to make money, why not consider one of these options?

Contents Sale – A Contents Sale is normally held in-house.  You seem to make more money selling from inside your house than outside.  Usually conducted by an impartial company, their cost is usually based on a commission split. That means it’s to everyone’s advantage to sell your home contents for as much as possible. If items are safe and legal, they can be sold at a Contents Sale. Following an in-house con- sultation, your house contents will be sorted, organized, researched, displayed, priced at fair market value, and then sold.  Depending on the company, some will also clear the home.  The sale is usually conducted over one or two days to maxi-mize the proceeds. Prospective purchasers come to the sale from various forms of advertising, signs and a following of people who regularly attend sales.  If you’re thinking about content sale…don’t throw anything away until after the in-house consultation!

Auction– An easy and convenient way to get cash for your treasures is to send everything to Auction.  You will receive a percentage of the auction proceeds (less expenses ie sorting, packing, transporting your contents to the auction site and/or sometimes storage costs til auction date, as well as a percentage of the total sales).  Sales are held over a few hours.  Auctioneers obtain purchasers from advertising, signs and also have a regular following of people.  Although many auctioneers are looking for higher end items, there are still a few auctioneers still accepting regular household items.  Some auctioneers will purchase entire house contents at a lump sum price, taking into consideration the costs associated for removal and a margin to make a profit.    

Antique or Second-hand Dealers  – Dealers are always interested in buying your stuff … at their price! They will visit your house, look at everything you want to sell and make you an offer on individual pieces or on the entire lot.  The price the dealer pays will allow him/her to re-sell at a profit, taking into account associated removal costs.   But, you are able to get rid of your stuff.   If you only sell only the “good stuff”, you will be faced with having to remove/dispose of the rest yourself … and/or pay to have them remove.

Consignment Stores -  These stores are becoming fewer due to the high overhead costs.  You pay transport costs to the store.  Commission splits varies but range from 50/50 to 70/30.    Consignment stores usually want antiques, high end, unusual or one of a kind items and collectibles.   Store has sole discretion what they will accept.  Some stores will purchase outright.

Garage Sale -- Garage sales are a great way to meet your neighbours; not such a great way to make money. Garage sales are time-consuming, labour-intensive, weather-dependent and require you to negotiate the selling price of your stuff with neighbours and friends. If you’re emotionally involved, a garage sale is not the best recipe for financial success.

Throw in the towel and give it away… OK, so this one won’t make any money for you, but it could make a big difference to your favourite community agency, thrift store or family shelter.   You also may want to do some research here, as a number of charitable agencies are no longer picking up.  Therefore you may have to pay to transport the item.  On the plus side, a few charitable organizations, may give you a tax receipt.&quot;

		<description>Good idea. If you try to do this alone it will take 3 times as long because you will find yourself distracted by the stuff. Sorting is a god way to begin. Every year I go through this with my kids. (for their rooms) get out the bins-One for trash, One to keep (it has to have a place if it is going to stay! RULE!!) One to give away to charity someone else might be able to use it. Maybe on for things that need repair. Keep this to a manageable size. No one has time for this bin!  3 bins-4 at the most. Tell yourself that you can get more stuff if you get rid of this stuff. I would hire a helper so that you don&#039;t get bogged down in the looking and thinking trap. Decisions have to be made and made quickly. Maybe shouldn&#039;t ever come into your head. Choose 1-2-3-4 and that&#039;s how long you have to choose! If you have 4 bins then 50% of the stuff has to go. In your case I might say keep one or two things and sort the rest into the 3 other bins! Be a marine on yourself! P.s. Auction can make it all happen in one day! Whew! Done!</description>
