Best way to downsize, liquidate contents and sell house?
I need to sell large house with lots of only average stuff. Thinking of hiring pros to clean up, do estate sale and dispose of the rest. Good or bad idea?

It depends on the contents of the house. Is it a bunch of "junk" or do you have antique furniture? If it's just "average" why don't you donate it all to charity. Call Goodwill and schedule them to haul everything away. You'll get a nice tax deduction. (The couch may only be worth $150 on the street but I think it's worth at least $1000 if I were to "deduct" it. If you're in the 25% tax bracket you save $250 on your tax liability by reducing your adjusted gross income).

Good idea. If you try to do this alone it will take 3 times as long because you will find yourself distracted by the stuff. Sorting is a god way to begin. Every year I go through this with my kids. (for their rooms) get out the bins-One for trash, One to keep (it has to have a place if it is going to stay! RULE!!) One to give away to charity someone else might be able to use it. Maybe on for things that need repair. Keep this to a manageable size. No one has time for this bin! 3 bins-4 at the most. Tell yourself that you can get more stuff if you get rid of this stuff. I would hire a helper so that you don't get bogged down in the looking and thinking trap. Decisions have to be made and made quickly. Maybe shouldn't ever come into your head. Choose 1-2-3-4 and that's how long you have to choose! If you have 4 bins then 50% of the stuff has to go. In your case I might say keep one or two things and sort the rest into the 3 other bins! Be a marine on yourself! P.s. Auction can make it all happen in one day! Whew! Done!
